How does presale work at Fraser Mills?
You sign a purchase contract and pay a deposit (typically 15–20% spread over several installments). The rest is paid at completion when you receive your keys — often 2–4 years later. This means you lock in today's price while the property potentially appreciates during construction.
Can I assign (sell) my presale unit before completion?
Assignment clauses vary by contract. Many Fraser Mills contracts allow assignment with developer approval and a fee. I can review the specific assignment terms before you purchase and advise on BC's assignment flipping tax rules — which apply to assignments of residential property contracts.
Are there any tax benefits to buying a new presale?
Yes. New construction condos may qualify for the BC PTT (Property Transfer Tax) exemption for first-time buyers and new-home buyers. GST applies to new homes but there is a federal GST rebate available for homes under certain price thresholds. I'll walk you through all applicable tax savings specific to your situation.
When will Fraser Mills be completed?
Fraser Mills is a multi-phase development with staggered completion dates by Chapter. Current selling phases have estimated completion timelines in the 2026–2028 range depending on the specific building. Exact dates are provided in the disclosure statement at time of purchase. Do I need a mortgage approval now?
You don't need to be fully approved now, but I recommend getting a pre-approval letter so you understand your budget. Your actual mortgage financing is arranged closer to the completion date. I work with excellent mortgage brokers who specialize in presale financing and can help you plan ahead.
